Lonestar Project Diary – The Bumpass Deck Replacement (and New Roof)!

We are thrilled to share our most recent project diary with you! We’re calling it the “Bumpass Deck Replacement Job!” Quite often, our customers call us for one specific exterior project and end up choosing Lonestar for several different things. Sometimes this happens over time, and sometimes we take several improvements on at once! In one of our most recent projects, our customer initially called us for a number of exterior related improvements, starting with a deck and a new roof. As you’ll see as you keep reading, both our customer and our crew are ecstatic with the amazing transformation we achieved!

Consultation – Needs Analysis, Proposal, Acceptance 

We initially headed out to the Burch household in early October 2015. Originally, they were considering a nearly “whole-home” exterior remodel, including new siding, decking, a new porch and a new roof. However, we often find customers choose to take this enormous undertaking on in bits and pieces, which proved true with the Burch family.

They wanted to start with tearing down their old back deck in favor of a larger deck, with a section of screened-in porch. In addition, they loved the “metal roof” look, which we included in our initial quote.

As with most of the customers who gravitate to us, the Burch family wanted a fully custom look and feel for this deck replacement and new roof. Due to the fully custom nature of this job, we took a great deal of time to make sure we accurately worked out each and every detail (both internally and with our manufacturers) in order to generate a fair estimate and timeline.

After they carefully reviewed our proposal and spoke to other contractors, they called us with the great news that they were excited to move forward!

Step 1: Getting Started

The first step in almost every project we undertake is securing our building permit. With most counties, this is a breeze. We can usually just walk in and walk out with the permit. Sometimes we have to wait a couple days. In this case, we had to wait almost an entire month for the permit to come through! It happens sometimes… and we were pleased when the Louisa County folks finally approved our deck permit!

While we patiently waited for final permit approval, we moved forward with as much “prep work” as possible! We always strive to stay on point, on budget and on deadline, regardless of exterior factors which are outside of our control.

Once we had approval and prep work done, we took the first step in the project… tearing down the old deck! (see photos below from the “Before” images) .

Step 2: Getting the Job Done

After carefully tearing down the former deck structure, we carefully laid the groundwork for a stronger, larger back deck setup for the Burch family. The new replacement deck we designed was almost twice the size of the old deck. Twice the deck=twice the outdoor enjoyment!

With the deck in place, we then moved on to the truly unique piece of this project, the covered and screened porch. The porch itself had a lot of detail and character with the cedar shake siding, hand built rough sawn board and batten siding, exposed beam interior ceiling, and the rough sawn 8x8x16 treated pine support posts (they were HEAVY). The Burch family wanted the porch railings to stand out also, so they choose aluminum balusters instead of the 2×2 wood pickets. The finished product was simply stunning!

With the deck and porch looking fantastic, we moved on to building the new metal roof. This was definitely a statement piece and we were truly proud of the end result. The new metal roof we installed covers the whole house (IE: not just the new screened in porch) and adds a tremendous “wow” factor!

Step 3: Wrap Up

From start to finish, this deck replacement project took quite a long time! However, the customer was very understanding and thrilled with the end result. Rome was not built in a day, and neither is any of our work.

The Burch family was so pleased with their choice that they plan to have Lonestar back to complete a number of other exterior renovations later this year. The highest honor we can feel is when our customers either leave us a strong review, refer us to friends or call us down the road!
